How To Get Through A Structural Home Inspection Before Closing

Before selling your house, it may be necessary that it first passes a structural inspection by a structural engineer.  It is their job to assess the condition of the property, determine whether it is liveable, diagnose problems and prescribe solutions.  Here are a few steps, especially if your house is on the older side, to help you pass a home inspection.


If your house has weathered a few winters without getting a decent clean, it may be time to break out the ladder and get a little dirty.  Since an inspection will be looking at things like drainage, give the eaves a clean and remove any blockage that may have developed. If you have a crawlspace, make sure that it is clean and can be accessed.  Also, clear any overgrowth around you house to make for an easier structural inspection.  The inspector will no doubt appreciate this as it will make their job a whole lot easier. Small Fixes

            If you’ve noticed any small problems around your house, now is the time to nip them in the bud.  Issues such as minor leaks in the plumbing, cracked siding may require a hired professional, but if you know for certain that they will not pass inspection, you may as well fix them now.  Do not try and be a hero!  Many issues are exacerbated by unskilled handiwork.

Acquaint Yourself With The Engineering Report 

A great way to prepare yourself for an inspection is to know what they will be looking for.  As mentioned above, there may be certain things you can do in preparation for their visit, so find out what your house needs to pass and you will be better prepared for when inspection time comes.  This may save you a whole lot of time and maybe even some money.

Preemptively Hire An Inspector 

            If you’re selling an old home that you know has fundamental problems, there is no sense in getting to the point of sale only to find out what you already know.  These problems may include, but are not limited to:

Foundational Flaws- Slanted floors, or bowed walls are a pretty good indicator that your house is in dire need of foundational repair.  This can be incredibly costly, but should be taken care of immediately.

-Pests- Termites, birds and rats can wreak havoc on a house.  They can create unsanitary living conditions and compromise the structural integrity of your house.  An exterminator may need to be hired.  With rats, avoid the use of poison, as they may die inside your walls and a costly extraction may be needed.

-Damaged Roof- Check for any signs of leaking, or structural flaws in the roof.  If it is sunken or misshapen, a costly fix may be in your future.  Smaller leaks can be patched up relatively painlessly, however.

-Brickwork- If your house has any brickwork, check it for any signs of building flaws, or weather damage.  Through alternating hot and cold seasons, stonework shrinks and expands over time causing it to crack.


With these things in mind, you should be better prepared to put your house on the market.  Make sure you give yourself a decent amount of time, as many of these things can be lengthy fixes.  Furthermore, the structural engineer will be appreciative that you have done your due diligence.
